Re-roofing

A full strip back to the rafters, rebuilt in layers. Concrete or clay tile, or natural slate, on treated battens over a breathable membrane, every tile mechanically fixed to BS 5534.

How it works

A tiled roof is a drainage plane, not a lid. Water gets in at the edges long before it comes through the middle, so the order of the layers at the eaves, the valley and the abutment is what decides whether the roof lasts. We strip back to the rafters because that is the only way to see the timber, and a rotten rafter foot is the one thing that cannot be put right later.

Since the 2014 revision of BS 5534 every tile and slate has to be mechanically fixed. Nail, clip or both, worked out from the wind uplift calculation for your address, your pitch and your exposure. Mortar alone has not been compliant for a decade, and it is still what we find under most roofs we strip.

Watch for Batten gauge is set from the tile and the pitch, not from the last roof. We set out every slope from the ridge down so the courses land right at the eaves rather than leaving a cut course where the water is heaviest.
